The Avalon Bothell Commons in Washington is the next big residential and mixed-use community with more than 675 apartments, 70 townhomes and one club building with a fitness center and pool. As the roofing contractor, Chinook Building Envelope Services needed a manufacturer that accommodated the large scope of the project and its different designs efficiently and effectively.

The challenge

Along with the frequent weather challenges in the Pacific Northwest, the large project required multiple mobilizations for a year and half in its first phase due to its extensive scope of work. Given the amount of coordination needed to ensure smooth operations, AvalonBay Communities, the developer, needed comprehensive warranty coverage on its products to make things as efficient and simple as possible.

The solution

Taking advantage of GAF’s Silver Pledge Limited Warranty that covers the various GAF steep slope products used in the roofing system, Chinook helped to create a single, comprehensive system for AvalonBay Communities – streamlining the process for any future roofing needs.

GAF offers a robust portfolio of steep-slope and low-slope roofing products backed by strong warranty and guarantee protection, which allows for coverage of both the steep-slope and low-slope roofing systems by a single manufacturer. Property owners can obtain a steep-slope warranty and a low-slope guarantee from a single source.

Across the different buildings and individual townhomes, Chinook installed steep slope systems using products such as GAF Timberline HDZ® Shingles,Feltbuster® Synthetic Roofing Felt and WeatherWatch® Mineral-Surfaced Leak Barrier, and low slope roofing systems using products such as GAF EverGuard® TPO 60 mil Membrane, EnergyGuard® Polyiso Insulation and DensDeck® Roof Board. GAF’s Silver Pledge Limited Warranty provides coverage for the steep slope roofing materials and GAF’s EverGuard® Diamond Pledge™ NDL Roof Guarantee provides coverage for the low slope roofing, to help keep both roofing systems performing well throughout the years.
